1. Land Selection & Purchase
The process begins with selecting and purchasing the right piece of land. This includes evaluating location, zoning regulations, lot size, access to utilities, drainage, and soil conditions. Buyers often conduct surveys, soil tests, and due diligence to confirm the land is suitable for residential construction. Once financing, contracts, and permits related to the land are finalized, the project can move forward.
2. Planning & Design
After securing the land, the home’s design and layout are developed in close collaboration with one of the top home designers in the country. This ensures every detail—from architectural style and floor plan to finishes and flow—is crafted to be both functional and exquisite to your personal taste. During this phase, square footage, structural elements, and materials are finalized, budgets are confirmed, engineers review the plans, and construction permits are submitted. Thoughtful planning at this stage helps minimize delays and unexpected costs.
3. Site Preparation & Foundation
With plans approved, the lot is cleared and graded. Utility connections such as water, sewer, gas, and electricity are coordinated. The foundation—slab, crawl space, or basement—is then poured, forming the structural base of the home and ensuring long-term stability.
4. Framing the Structure
Framing is when the home’s structure takes shape. Walls, floors, roof trusses, and window openings are built according to approved plans. At this stage, the full layout of the home becomes visible.
5. Mechanical, Electrical & Plumbing (MEP)
Once framing is complete, the mechanical systems are installed inside the walls. This includes plumbing lines, electrical wiring, HVAC systems, and ventilation. All systems are inspected to ensure safety, efficiency, and code compliance before the walls are closed.
6. Exterior & Interior Finishes
After inspections, insulation and drywall are installed. Exterior finishes such as roofing, stucco, brick, or siding are completed, along with windows and doors. Interior finishes follow, including flooring, cabinetry, countertops, paint, fixtures, and appliances, bringing the home’s design to life.
7. Final Inspections & Completion
The final phase includes walkthroughs, inspections, and correction of any remaining items. Once all inspections are passed and a certificate of occupancy is issued, the home is complete and ready for move-in.
